This Indenture made this Tenth day of May in the year of our Lord one thousand Eight hundred and Seventy. Between George M. And Benjamin Coates of the City of Philadelphia in the County of Philadelphia and State of Pennsylvania, of the First Part, and “The Trenton Water Power Company” of the City of Trenton in the County of Mercer and State of New Jersey, of the Second part, Witnesseth, That the said party of the First part, for and in consideration of the sum of Two thousand Dollars ($2,000.) lawful money of the United States of America to them the said party of the First Part, in hand well and truly paid by the said party of the Second Part, at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged and the said party of the First Part, being therewith fully satisfied, consented and paid, have granted, bargained, sold, aliened, released enfeoffed, conveyed and confirmed, and by these Presents do grant, bargain, sell, alien, release, Enfeoff, convey and confirm to the said party of the Second Part, and to their successors and assigns forever. All that certain tract or parcel of Land and premises hereinafter particularly described, situate, lying and being in the Sixth ward of the City of Trenton in the County of Mercer and State of New Jersey. Beginning at the intersection of the southerly side of Cass Street, (formerly called Washinton Street) and the westerly side of a proposed street sixty feet wide, called Race street, (as laid down by the said G. M. and B. Coates, in their plan of lots in 1838) and thence running along the westerly side of said Race street southeasterly six hundred and fifty three feet more or less (653+-) to a corner, thence (2) still by said side of Race Street Southerly and parallel with Lamberton Street, about two hundred and forty two feet (about 242) to the Easterly line [EDITORS NOTE: easterly line was written in this spot and then crossed out] of the land heretofore sold by the said party of the first Part to “the New Jersey Seel and Iron Company” (said land being known and designated as the shore rights pertaining to said Coates’ property.) Thence (3) running along the Easterly side of said land, Northwesterly Eight hundred and fifty five feet (855) to the Southerly side of Cass (or Washington) Street, first above named. And thence (4) along the Southerly side of said Cass, (or Washington) Northwesterly, one hundred and twenty five feet (125) to the place of Beginning. Including all the estate, right, title, and interest of the said party of the first Part, in Race, Cass, and Landing streets, as the same have been laid down, and projected on and around said premises. Excepting and reserving thereout a certain lot sold by the said party of the first part, to Stryker Lake, said lot being forty feet in width and one hundred and twenty five feet in depth and distant two hundred feet Southerly from Cass street designated as Lot No 7, on Page 69 of the City Atlas of the City of Trenton, and formerly known as the Raftsmen’s Inn”. The above hereby conveyed premises embraces lots No. 3 and 4, on page 69, of the said City Atlas of Trenton. Being a part of the same premises conveyed by William Grant and Hannah Schenck to the said George M. and Benjamin Coates by deed and ratified and confirmed by an act of the Legislature of the State of New Jersey, passed November 7th 1836, reference thereunto being had will more fully at large appear. Together with all and singular the buildings, improvements, ways woods, waters, water courses, rights, liberties, privileges, hereditaments and appurtenances to the same belonging or in anywise appertaining; and the reversion and reversions, remainder and remainders, rents, issues, and profits thereof, and of Every part and parcel thereof, and also all the estate, right, title, interest, use, possession, property, claim and demand whatsoever, both in law and in equity, of them the said party of the First Part, of in and to the same, and of in and to every part and parcel thereof. To Have and to Hold the premises hereby granted, with the hereditaments and appurtenances, unto the said party of the Second Part, their successors and assigns, to the only proper use, benefit and behoof of them the said party of the Second Part their successors and assigns forever. And the said George M. Coates, and Benjamin Coates, do for themselves their heirs, Executors and administrators, and for each and Every of them, covenant and agree to and with the said “The Trenton Water Power Company,” their successors and assigns, that they are the true, lawful and right owners of all and singular the above described premises and of every part and parcel thereof with the appurtenances thereunto belonging, and that the said Party of the First Part now have good right, full power and lawful authority to grant, bargain, sell and convey the said land and premises in manner aforesaid. And that they the said party of the First Part, their heirs, Executors and administrators, will warrant, secure and forever defend the said land and premises unto the said party of the Second part [EDITORS NOTE: of the Second Part was written here and crossed out], their successors and assigns, against the lawful claims and demands of all and Every person or persons whatsoever. In Witness whereof, the said George M. Coates and Benjamin Coates, have here unto set their hands and seals the day and year first above written. Coates, deceased and Benjamin Coates, who I am satisfied are the grantors in the within deed of Conveyance named; and I having first made known to them, the contents thereof they did acknowledge that they signed, sealed and thereupon delivered the same as their and Each of their voluntary act and deed, for the uses and purposes therein Expressed.
