Lake & wife To William Owens and Ruth Owens This Indenture made this ninth day of October in the year of our Lord one thousand eight hundred and fifty Eight Between John S Lake and Letitia Lake of the City of Trenton and State of New Jersey party of the first part and William Owens and Ruth Owens of the same place party of the second party Witnesseth that the said party of the first part for and in consideration of the sum of seven hundred and seventy dollars lawful money of the Unite States to them the said party of the first part in hand well and truly paid by the said party of the second part before the sealing and delivery of these presents the receipt whereof the said party of the first part do hereby acknowledge have granted bargained sold aliened released conveyed and confirmed and by these presents do grant bargain sell alien release convey and confirm unto the said party of the second part their heirs and assigns. All that certain Lot of land situate lying and being on the East side of Union Street in the City of Trenton (formerly Bloomsbury) State of New Jersey commencing at the distance of thirty (30) feet South of the premises late of Francis Callahan thence running along said Union Street Southerly twenty five feet to a corner thence Easterly with the same bredth of twenty five (25) feet and at right angles with the street aforesaid to the depth of one hundred and fifty (150) feet being the same premises which were conveyed to the said John S Lake by Benjn Fish and wife by deed bearing date the first day of April one thousand eight hundred and forty Together with all and singular the buildings improvements ways woods waters water courses rights liberties privileges hereditaments and appurtenances to the same belonging or in any wise appertaining and the reversion and reversions remainder and remainders rents issues and profits thereof and of every part and parcel thereof and Also all the estate right title interest use possession claim and demand whatsoever both in law and equity of them the said party of the first part of in and to the said premises with the appurtenances To Have and To Hold the hereditaments and premises hereby granted and every part and parcel thereof with the appurtenances unto the said party of the second part their heirs and assigns to the only proper use and behoof of them the said party of the second part their heirs and assigns forever To wit to the survivor of them and their heirs forever and it is the true intention of this Deed that the said Wm Owens and Ruth Owens should hold said Estate in Joint Tenancy And the said John S Lake and Letitia Lake the party aforesaid of the first part for themselves their heirs executors and administrators do hereby covenant promise and grant to and with the said William Owens and Ruth Owens the party of the second part their heirs and assigns That at the time of the sealing and delivery hereof the said party of the first part were seized in their own right of an absolute and indefeasible estate of inheritance in fee simple of and in all and singular the premises hereby granted with the appurtenances and have good right full power and sufficient authority in the law to grant bargain sell and convey the same unto the said party of the second part their heirs and assigns forever according to the true intent and meaning of these presents And Also that it shall and may be lawful for the said party of the second part their heirs and assigns at all times forever hereafter peaceably and quietly to have hold use occupy possess and enjoy the said premises with the appurtenances and every part and parcel thereof without the lawful let suit eviction interruption or disturbance of the said party of the first part their heirs or assigns or any other person or persons whomsoever lawfully claiming or to claim the same And that the said premises are free and clear and freely and clearly acquitted and discharged of and from all former mortgages Judgments executions and of and from all other incumbrances whatever. And Lastly That they the said party of the first part and their heirs all and singular the above described Lot of land the said hereditaments and premises hereby granted with the appurtenances unto the said party of the second part their heirs and assigns against them the said party of the first part and their heirs and against all and every other person or persons whosoever lawfully claiming or to claim the same shall and will warrant and forever defend In Witness Whereof the said party of the first part have hereunto set their hands and the day and year first above written his John S x Lake (seal) Letitia Lake (seal) mark signed sealed and delivered in the presence of James S Aitkin State of New Jersey Mercer County ss Be it known that on the ninth day of October in the year of our Lord one thousand eight hundred and fifty Eight before me One of the Masters of the Court of Chancery of the State of New Jersey personally appeared John S Lake and Letitia Lake who are I am satisfied the grantors mentioned in the foregoing Deed of Conveyance and the Contents thereof being by me first made known unto them they did thereupon acknowledge that they signed sealed and delivered the same as their voluntary act and deed for the uses and purposes therein expressed And the said Letitia Lake on a private examination before me separate and apart from her said husband acknowledged that she signed sealed and delivered the same as her voluntary act and deed freely without any fear threats or compulsion of her said husband James S Aitkin M C C Recorded October 9th 1858
