Lovett & wife To John S Lake This Indenture Made this twenty first day of January in the year of our Lord one thousand eight hundred and sixty five (1865) Between Aaron S. Lovett and Anna Eliza his wife of Fieldsborough, in the County of Burlington and State of New Jersey party of the first part, and John S Lake of the City of Trenton in the County of Mercer and State aforesaid, party of the second part, Witnesseth that the said party of the first part for and in the consideration of the sum of Fifty dollars lawful money of the United States to them the said party of the first part, in hand well and truly paid by the said party of the second part before the sealing and delivery of these presents the receipt whereof the said party of the first part do hereby acknowledge have granted bargained sold aliened released conveyed and confirmed and by these presents, do grant bargain sell alien release convey and confirm unto the said party of the second part his heirs and assigns. All that certain lot of land situate in Fieldsborough in the County of Burlington and State of New Jersey, being part of the lot No. 5, on a plan laid out by William B Perry, and is bounded as follows, Beginning at the corner of the remaining lot and land of the said Aaron S Lovett, in the westerly edge of Washington Street, and runs 1. binding on his line South Sixty two. degrees and forty five minutes west one hundred and thirty two feet to a stake standing in the East side of a twelve feet alley called Perrys alley, thence 2. along the East side of said Alley North twenty seven degrees and fifteen minutes west sixteen feet to a stake corner to lot No. 4 thence 3. along the south side of lot No. 4 North sixty two degrees and forty five minutes East one hundred and thirty two feet to the west side of Washington Street thence 4 along the West side of Washington Street South twenty seven degrees and fifteen minutes East sixteen feet to the place of beginning be the contents more or less It being part of a larger lot of land which was conveyed to the said Aaron S Lovett in fee by deed from William B. S Perry and wife dated March 4th AD 1864 and is recorded in the clerks office of the County of Burlington in Book E. Vol. 7. page 5 Together with all and Singular the buildings improvements ways woods waters water courses rights liberties privileges hereditaments and appurtenances to the same belonging or in any wise appertaining and the reversions and remainders rents issues and profits thereof, and of every part and parcel thereof and also all the estate right title interest use possession property claim and demand whatsoever both in law and equity of them the said party of the first part in and to the said premises with the appurtenances. To have and to hold the said lot of land with the hereditaments and primises hereby granted and every part and parcel thereof, with the appurtenances unto the said party of the second part his heirs and assigns to the only proper use benefit and behoof of him the said party of the second part his heirs and assigns forever, and the said Aaron S Lovett party of the first part for himself his heirs executors and administrators does hereby covenant promise and grant to and with John S Lake party of the second part his heirs and assigns. that at the time of the sealing and delivery hereof he the said party of the first part is seized with his own right of an absolute and indefeasible estate of inheritance in fee simple of and in all and singular the premises hereby granted with the appurtenances and has goods right full power and sufficient authority in the law to grant bargain sell and convey the same unto the said party of the second part his heirs and assigns forever according to the true intent and meaning of these presents and that the said premises are free and clear and freely and clearly acquitted and discharged of and from all former mortgages Judgements executions and of and from all other encumbrances whatever. And lastly that he the said party of the first part and his heirs all and singular the said lot of land with the hereditaments and premises hereby granted with the appurtenances and the said party of the second part his heirs and assigns against him the said party of the first part and his heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same shall and will warrant and forever defend. In Witness whereof the said party of the first part have hereunto set their hands and seals the day and year first above written. Be it known that on the twenty first day of January in the year of our Lord one thousand eight hundred and sixty five before the subscriber a Master in Chancery of the State of New Jersey, personally appeared Aaron S Lovett and his wife who are I am satisfied the grantors mentioned in the foregoing Deed of Conveyance and the contents thereof being by me first made known unto them did thereupon acknowledge that they signed sealed and delivered the same as their voluntary act and deed for the uses and purposes therein expressed and the said [EDITORS NOTE: There is a long space left here where Ann Eliza’s name should have been written but instead is blank.] on a private examination before me separate and apart from her said husband acknowledged that she signed sealed and delivered the same as her voluntary act and deed freely without any fear threat or compulsion of her said husband, all of which is certified to by me.
