Family Search Mercer County, New Jersey Grantee Deeds, Volume 31, 1855-1856 Page 153-155 Film #825488 DGS #8590111 Image 111-112 Fredrick Reppart & wife To Letitia Lake This Indenture made this first day of March in the year of our Lord one thousand eight hundred and fifty five Between Fredrick Reppart in the City of Trenton County of Mercer State of New Jersey and Harriet C. his wife party of the first part and Letitia Lake wife of John S. Lake of the said City of Trenton party of the Second part Witnesseth that the said party of the first part for and in consideration of the sum of Seven hundred dollars lawful money of the Unite States to them the said party of the first part in hand well and truly paid by the said party of the second part before the sealing and delivery of these presents the receipt whereof the said party of the first part do hereby acknowledge have granted bargained sold aliened released conveyed and confirmed and by these presents do grant bargain sell alien release convey and confirm unto the said party of the second part his heirs and assigns. All that certain house and lot of land situate in the City of Trenton aforesaid and (formerly South Trenton) and bounded and described as follows to wit. Beginning on the South side of New Street at the corner of a lot of Philip C. Kemble (*editor’s note: The initial C in Philips name could actually be part of a curly K.) and runs thence easterly along said New Street nineteen feet thence at right angles with New Street Southerly Ninety two feet to an Eight feet alley thence westerly along said alley Nineteen feet and thence Northerly Ninety two feet to New Street and the place of Beginning (Being the same premises which were conveyed to the Said Fredrick Reppart by Andrew Ross and wife by Deed dated September 21st A. D. 1850 and recorded in the clerks office of Mercer County in Book T of Deeds page 325) Together with all and Singular the building improvements ways woods waters water courses rights liberties privileges hereditaments and appurtenances to the same belonging or in anywise appertaining and the reversion and reversions remainder and remainders rents issues and profits thereof and of every part and parcel thereof, and also the estate right title interest use possession property claim and demand whatsoever both in law and equity of the said party of the first part of in and to the said premises with the appurtenances. To have and to hold the said house and lot of land hereditament and premises hereby granted and every part and parcel thereof with the appurtenances unto the said party of the second part her heirs and assigns to the only proper use benefit and behoof of her the said party of the second part heirs and assigns forever. And the said Fredrick Reppart party aforesaid of the first part for himself his heirs Executors and administrators do herby covenant promise and grant to and with the said Letitia Lake party of the second part her heirs and assigns that at the time of the Sealing and delivery hereof they the said party of the first part are Seized in his own right of an absolute and indefeasible estate of inheritance in fee simple of and in all and Singular the premises hereby granted with the appurtenances and have good right full power and Sufficient authority in the law to grant bargain Sell and convey the same unto the said party of the second part her heirs and assigns forever hereafter according to the true intent and meaning of these presents. And also that it shall and may be lawful for the said party of the second part her heirs and assigns at all times forever hereafter peaceably and quietly hold use occupy possess and enjoy the said premises with the appurtenances and every part and parcel thereof without the lawful let suit eviction interruption or disturbance of the said party of the first part their heirs or assigns or any other person or persons whomsoever lawfully claiming or to claim the same. And that the said premises are free and clear and freely and clearly acquitted and discharged of and from all former Mortgage judgments Execution and of and from all other incumbrances whatever. And Lastly that he the said party of the first part and his heirs all and singular the said house and lot of Land hereditaments and premises hereby granted with the appurtenances unto the said party of the second part her heirs and assigns against them the said party of the first part and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same shall and will warrant and forever defend in witness whereof the said party of the first part have hereunto set their hands and seals the day and year first above written Fredrick Reppart (Seal) Harriet C. Be it known that on the first day of March in the Year of our Lord one thousand eight hundred and fifty five before me the Subscriber one of the Masters of the Court of Chancery of New Jersey personally appeared Fredrick Keppart and Harriet C. his wife who are I am satisfied the grantors mentioned in the foregoing deed of conveyance and the contents thereof being by me first made known unto them they did thereupon acknowledge that they signed sealed and delivered the same as their voluntary act and deed for the uses and purposes therein Expressed. And the said Harriet C. on a private Examination before me a part from her husband as acknowledged that she signed sealed and delivered the same as her voluntary act and deed freely without any fear threats or compulsions of her said husband Edward W.
